Our first week at Avalon and Julius is my new best friend. He was SO helpful, kind, and patient with us during the moving process (which is always really stressful to begin with). He made us feel at home instantly. Grateful to have a front office that feels so approachable and trustworthy.

Living at the apartment itself has been great so far. Convenient to a lot of transportation, food, and shops. With a sweet, small city vibe surrounding it. Thanks to Julius and the Avalon team for helping us get this next chapter started.

The leasing office has been incredibly inefficient and irresponsible. To begin with, they haven't taken the initiative to contact the furniture company, which could lead to us having to cover extra costs. When we reached out to the headquarters, they could only send an email to the leasing office since the office doesn’t take calls and only accepts voicemails. Additionally, the office is closed on Mondays and Wednesdays, leaving us without any support on those days.

Despite several attempts to contact the leasing office through the resident app, our requests are repeatedly marked as "resolved" without providing any actual information, and we are simply told to keep waiting.

I also reached out to the furniture company and Avalon Customer Service, but both informed me that only the leasing office can handle these issues. Unfortunately, the office remains unresponsive, as they are closed on Mondays and Wednesdays and do not return messages. These matters could easily be resolved with a simple phone call from the leasing office, but they continue to delay. This back-and-forth has become incredibly frustrating.

On top of this, they have been ineffective and slow in addressing the ongoing noise issues with my neighbors. For the past two months, I’ve been continuously disturbed by noise, and despite numerous calls to Bastian, they have been slow to send someone out to investigate. Even though the matter has been reported to the leasing office, the noise persists, making it difficult for me to rest or work. I believe my neighbors have violated the lease agreement more than twice, and according to the terms, exceeding a certain number of violations should result in eviction. However, I suspect the leasing office hasn’t properly communicated the seriousness of the situation. Instead, they keep directing me back to Bastian. I once made four phone calls in two hours, yet the situation remains unresolved.

Stephanie and Julius in the leasing office are very cordial and understanding. They helped me resolve my parking situation when I first moved in. I wasn't comfortable with using the stacker parking, however there was a waiting list for standard parking (I've spent the last 6 years in NYC and I've driven for 10 years before that, but I'm not as strong a driver as I used to be). We tried larger stacker spots and even compact spots. We didn't want to be difficult, but Stephanie and Julius worked with us on this issue and finally told us we were allowed to utilize the outdoor standard parking in the other Avalon building across the street, which was perfect! I was so appreciative and grateful of the time and effort they spent in helping us as we were very hesitant to resort to street parking.

The complex is situated 1 block from a small park and 1 block from Public Market (urban food hall). There is a convenient Emery Go Round shuttle that you can take to Bay St shopping center, Target, Trader Joe's, BART MacArthur station, and other nearby shops.

The complex also sits 1 block from the Amtrak train. Fortunately, I live on the side of the building that is far away from the train so it's not as bothersome; it's at most a muffled horn sound every now and then. It's a bit louder on the side facing the train however not by much.

The leasing office is open 4 days a week and communication with them is through the Resident App. I prefer in-person communication, but they're very busy and answering requests on the app is more efficient. My requests have been answered within 24 hours so far.

I got lucky with my neighbors on my floor and I never hear them. However, my upstairs neighbor seems to be nocturnal and very active in the late hours.. lots of opening and closing drawers between 9 pm and 3 am... I can see it being bothersome to some but having lived in NYC for many years, as long as I don't hear them talking on the phone or throwing a rager, then it's good enough.

Small packages are placed in an Amazon Hub locker and oversized packages are placed in its own separate room which also contains a fridge for grocery deliveries. I can have peace of mind that my packages will not be stolen!

As someone who really needs to get a good night's sleep for work the next day, I really like how there are mandated quiet hours from 10 pm to 8 am. We're required not to use our washing machine and dryer during this time, and we can call courtesy patrol if we experience loud neighbors.

Tenants are polite and respectful. They range from families with small kids to Cal students to young professionals.

I've lived here for a year now and have had a great experience so far.

Julius, the community manager has been great to work with - responsive, clear communication, and great customer service. The leasing experience with him was seamless and was a breath of fresh air compared to The Emery.

David, part of the maintenance team, handles a lot of the maintenance tickets and he is fantastic. I've had to submit a few tickets and it has been all addressed in less than 24 hours.

The common areas are well kept and any messes left by irresponsible pet owners are also taken care of within a reasonable time frame. You'll be able to tell that Vianey maintains a very high standard ofcleanliness in the common areas.

Wanted to love living here but I’m not sure if I’ll renew. I’ve put up with the train noise that continues until 2AM some days, but am getting tired of things that are starting to wear on me. The first floor hallway often smells like a mixture of garbage, urine, and dead fish. The 5th fl corner unit apartment (facing the train station) has a big dog that barks non stop some days.. they let the dog out into their balcony to bark its head off. Obnoxious. The pelotons in the gym have been out of order for 2 months.. and with the short staffing, they’ll probably be down another 2 months.

I have been working with Julius Rincon for several months while deciding on Avalon Communities in Emeryville to be my new home. Julius has always made me feel special, as if I were his only client. Multiple times, I had to wait a bit as he tied up with another tenants or potential tenants. I soon learned that he treated everyone as though they were special.Julius told me multiple times that he would take excellent care of me. He told me many times "I got you. Just let me take care of it, and everything will be fine." Finally, yesterday, I signed my lease, and he continued to make me feel special until he left for the day. I am overjoyed that this is my new home. The property is amazing and I still haven't seen it all!!! If you are looking for a new apartment home, I suggest you schedule a tour with Julius to tour on of the Avalon Properties. Thank yo. so much, Julius, you are appreciated.

BEWARE!
My 1 star review is based on my overall experience in the Avalon north building

Okay location nice amenities. Julius in the leasing office is friendly plus Dog friendly neighbors and neighborhood.

However Aside from the train sounds at all times of the day and night, you can hear every step your upstairs neighbor take. You can hear doors opening closing, dryers spinning and tvs, the units were poorly built. Lastly, There is an obvious smell of pet waste in the hallways and elevator.

TRIGGER WARNING— I lost my job early this year and reached out to management regarding my situation. The response was “sorry call billing” no resources, options or empathy. I have been relentlessly looking for resources to no avail. Avalon public market LP’s response is to force me out + charge me legal fees — the logic is “she’s experiencing hardship, let’s make it harder” Instead of trying to work with me on payments.

Ive reached out directly to their attorneys desperate for a chance to make payments in relief of my situation. No reply. I’ve sent Follow up emails and calls. No reply.

I’d never expect to be facing unemployment and homelessness in the same breath. As devastating as it is, I have to share my story here.

The cold looks from management while dealing with this have led me to quickly understand that Avalon Public market does not stand behind their core values.

The sheriff will lock me out of my apartment on July 16 2024. I hope this story is warning to you all.

Don’t Be Fooled by the Looks—Horrible Experience!

Avalon Public Market lures you in with nice-looking decor, but once you’re locked into a lease, it’s a nightmare. First off, our apartment’s balcony was a mess, with disgusting leftover bricks from the previous tenant. The floor was stained and filthy. We immediately reported it through the resident app, and were told someone would come at 11 a.m. the next day to clean it up. We wasted an entire day waiting, but no one showed up. It wasn’t until we stormed down to the front desk and raised hell that they finally did something—three days later!

But that’s not all. Julius Rincon in the leasing office is the most irresponsible person I’ve ever dealt with. We rented a two-bedroom apartment and paid extra for the furnished package. Julius told us that desks and chairs were included in both bedrooms. I confirmed this with him over email and phone. He assured us the package only excluded items like kitchenware and towels. But when the furniture arrived a week later, we found out Julius had only ordered one set of desk and chair. And then he had the nerve to tell us that the desk and chair were an “add-on” and that we had to call the furniture company ourselves to get the “extra” set, paying an additional $175 for delivery. He expects us to cover for his incompetence and mistakes!

This whole ordeal has completely ruined our experience here. Stay away from this place unless you want endless frustration and disappointment.
